I've been working with a gentleman on his estate planning. He came into my office stating that he wanted to avoid probate with a Revocable Living Trust. He stated he owned about 30 different pieces of real estate. I replied, "Uh-oh, we are going to have to prepare, execute, and record lots of poperty transfers from you to your trust."
Then he mentioned that he owned these properties in his Self Directed IRA with http://www.guidantfinancial.com/default.aspx. Now, in order to avoid probate, he merely needs to name the proper beneficiaries of this IRA. No transfers are necessary.
Any of you out there have a Self Directed IRA (also known as Real Estate IRA)? What's been your experience with them. Feel free to post a comment so others can benefit from your experience.
